More than 1,200 EICRs booked at London addresses since 2024, over 1,100 of them this year, for housing providers, the contractors who maintain their homes, landlords and businesses. Same NICEIC-registered engineers, same photo report for every home.

An EICR (Electrical Installation Condition Report) is an inspection and test of the fixed wiring in a home or building: the consumer unit, circuits, sockets, switches and lights. It tells you whether the installation is safe to keep using, and what needs putting right if not.

Where we’ve been testing in London

  • Southwark: more than 800. Peckham, Camberwell, East Dulwich, Herne Hill, Dulwich, Bermondsey and Borough.
  • Brent: more than 200. Willesden, Stonebridge, Dollis Hill, Cricklewood, Wembley, Kingsbury and Kilburn.
  • Newham: more than 100. Canning Town, including a 105-flat block tested in 11 days.
  • Hackney, Harrow, Tower Hamlets and others: smaller programmes and one-off inspections.

From our job records, July 2024 to October 2026. Counts are inspections booked.

We’re based in St Albans, just off the M25 and M1, and our engineers are in London every working day. See also North London and North and West London.

The rules for rented homes in London

  • Private landlords must have the electrics inspected and tested at least every five years, give the report to tenants within 28 days (and to new tenants before they move in), give it to the council within 7 days if asked, and finish any required work within 28 days. Councils can fine up to £40,000.
  • Social landlords now have the same duties. For tenancies that existed before 1 December 2025, the first EICR, and the first check of any electrical equipment the landlord supplies, must be done before 1 November 2026.
  • Licensing. Many London boroughs run HMO or selective licensing schemes that ask for a satisfactory EICR with the application. Check your council’s current conditions; our North London page covers Barnet, Haringey, Camden and Islington.

These are the legal maximums. The IET’s guidance recommends intervals by property type, and some licences and lenders ask for more often.

How we run London EICRs

  1. One property or a whole programme. Send us an address or a spreadsheet. For programmes we agree the order, access arrangements and how you want progress reported.
  2. On the day. We test every circuit on the board, inspect the accessories, and photograph what we find. Anything dangerous (C1) is made safe before we leave.
  3. Remedials. Urgent items (C2) are quoted straight away, so they can be done within the 28 days. We can usually fix them on the same visit if you approve.
  4. Re-test and certificate. Once the work is done, you get a satisfactory report for the file.

On one Canning Town block we tested all 105 flats in 11 days, completed every remedial, and handed over 105 satisfactory reports: see how that programme ran. For what we typically find, read what we found in 101 home EICRs.

Your report

  • C1: danger present. Made safe on the day.
  • C2: potentially dangerous. Needs putting right urgently; the report is unsatisfactory until it is.
  • C3: improvement recommended. Not dangerous, but worth doing.
  • FI: further investigation. How FI affects the overall result depends on the edition of the guidance your contract uses, so check your specification.

Every report comes with photos of what we found, so you can see the issue before you approve any work. Reports are emailed to you and, if you like, your managing agent.

Prices

Our fixed landlord prices by property size are on the EICR testing page. For programmes, blocks and portfolios we price per property: send us the list. We confirm the price before booking.

For offices, shops and other commercial buildings, see fixed wire testing. We also do PAT testing in London.

Questions we’re asked

How much does an EICR cost in London?

Our landlord prices are fixed by property size and listed on our EICR testing page. Programmes and portfolios are priced per property. We confirm the price before booking.

How often do I need an EICR for a rented flat in London?

At least every five years for private and social rented homes in England, and sooner if the report says so. Some borough licensing schemes ask for a report with the application.

What happens if my EICR is unsatisfactory?

Anything dangerous is made safe on the day. You then have 28 days to complete the remedial work the report requires. We quote it straight away and can usually do it on the same visit if you approve.

Do social landlords need EICRs now?

Yes. Social landlords in England now have the same five-yearly duty as private landlords. For tenancies that existed before 1 December 2025, the first EICR must be done before 1 November 2026.

Do you do large EICR programmes in London?

Yes. Since 2024 we have been booked for more than 1,200 EICRs at London addresses, mostly in Southwark, Brent and Newham, including a 105-flat block completed in 11 days.

Which areas of London do you cover?

All of London. Most of our work is in Southwark, Brent, Newham, Hackney, Harrow, Barnet, Camden, Haringey and Islington.
