Wallbrook Gardens is a residential block of 105 apartments in Canning Town, east London. Every flat needed an Electrical Installation Condition Report (EICR), and the building’s management team wanted it done with the least disruption to residents. We inspected and tested all 105 flats, carried out the remedial work they needed, and handed over 105 satisfactory EICRs after 11 days on site.

The job

Testing a whole block is mostly an organisation problem. Each flat has to be booked, residents have to be in or have left access, and the work has to keep moving even when a door goes unanswered. We agreed a programme with the building team up front, worked through the flats in a planned order, and kept the team informed each day about what had been tested, what had been found and what was next.

How we ran it

  • Two-person test teams working through the block in sequence, around ten flats a day.
  • A digital survey for every flat, recorded on site, so findings were logged consistently across all 105 installations.
  • Remedial work agreed and done as we went, so flats with defects could be put right and re-tested rather than left with an unsatisfactory report.
  • A photographic post-works report for each flat alongside its EICR, so the managing agent has a clear record of what was found and what was fixed.
  • One point of contact: the programme was run by Matthew, our Senior Contracts Manager, with engineers Oliver and Luke on site.

What the client said

“We recently used SEG to carry out the flat EICR checks at Wallbrook Gardens (105 flats) and were very pleased with their service. All the team, particularly Matthew, Luke, Olly and Jamie were fantastic to work with, well-organised and communicated clearly throughout the process, ensuring everything ran smoothly. We really appreciated Matthew’s support and would happily recommend SEG to any property management team or residential block looking for a reliable contractor to carry out future flat EICR inspections.”

EICRs for blocks of flats

Landlords in England must have the electrical installation in a rented home inspected and tested at least every five years, and give tenants a copy of the report. In a block, that usually means many flats falling due at once. Running them as one programme is quicker and cheaper for everyone: one survey method, one set of records and remedials handled in the same visit where possible.

We run EICR programmes for managing agents, freeholders, housing providers and build-to-rent operators across London, Hertfordshire, Bedfordshire and Buckinghamshire. See EICR testing, electrical services for landlords and housing providers.
