Electricians for letting agents: EICRs, remedials and tenant call-outs, with the paperwork done.

Booked with the tenant, certificate the same day, remedials by the same engineer within the 28 days, and one email per property for the compliance file.

Letting agents need an electrician who turns up when booked, sends the certificate the same day, and does the remedial work without a second round of quotes. That is what we do for agents and landlords across St Albans, Hertfordshire and North London, with the paperwork your compliance team actually wants.

What we do for letting agents

  • EICRs on new instructions and five-yearly renewals, with a photographed report and a plain-English summary for the landlord.
  • Remedial works by the same engineers, quoted from the report, done within the 28 days the regulations allow and confirmed in writing.
  • Smoke, heat and carbon monoxide alarms fitted and tested at the start of a tenancy, with the alarm test recorded for the file.
  • Void works between tenancies: consumer units, sockets, lighting, showers, extractor fans and rewires where the EICR says so.
  • Tenant call-outs for loss of power, tripping, no hot water and faulty appliances, logged against the property.
  • PAT testing of landlord-supplied appliances, and EV charger requests from tenants.

EICR prices for letting agents

Prices are plus VAT and cover up to ten circuits on one consumer unit; extra circuits are £25 each and an extra board is £40 plus £25 per circuit on it. Portfolio rates are available for agents booking regularly.

When a report comes back unsatisfactory

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, C1 and C2 items and further investigations must be dealt with within 28 days (or sooner if the report says so), and the landlord must get written confirmation from the electrician that the work is done, then give it to the tenant and, if asked, the council, within 28 days. We quote the remedials from our own report, book them with the tenant, and send the confirmation the day the work is finished. Our guide to EICR remedial works explains the codes and the deadlines for your landlords.

Smoke and carbon monoxide alarms

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require a smoke alarm on every storey with living accommodation and a carbon monoxide alarm in any room with a fixed combustion appliance (gas cookers excepted), and the landlord must repair or replace an alarm as soon as reasonably practicable once told it is faulty. We fit mains-powered interlinked Aico alarms, test them at the start of the tenancy and put the result on the certificate.

How it works day to day

Send us the address, the tenant’s contact details and any access notes; we book directly with the tenant, confirm the slot, and the engineer photographs the board, the meter position and every room. The certificate and photos go to you the same day, one email per property, with the invoice to the landlord or the agency as you prefer. For a portfolio we run the renewals off a schedule so nothing lapses. HMO and selective licensing conditions vary by council (our town pages for Luton, Enfield, Hemel Hempstead and North London list the current schemes), and we provide the certificates the applications ask for. Recent work for a property management company in Earl’s Court ran from the EICR through the remedials to a faulty light, all against one property file.

Questions we’re asked

Can you book directly with the tenant?

Yes, and most agents prefer it. We confirm the slot with the tenant and copy you in, and we tell you straight away if we cannot get access so the compliance clock does not run out quietly.

How quickly do we get the certificate?

The same day for an EICR, by email, with the photographs. Remedial confirmations go out the day the work is finished.

Do you do the remedial work or just report it?

Both. The engineer who inspected the property quotes the remedials from their own findings, which avoids a second survey and a second set of prices.

Can we have one invoice a month?

Yes. Per property, per landlord or a monthly statement for the agency, whichever your accounts team wants.

Do you cover HMOs and licensed properties?

Yes. We produce the EICR, PAT, fire detection and emergency lighting certificates that licence applications in Herts, Beds and the London boroughs ask for.

Which areas do you cover for agents?

St Albans, Harpenden, Hatfield, Welwyn Garden City, Hemel Hempstead, Watford, Stevenage and the villages between, plus North London and the boroughs we already work in. Ask about anywhere else.
