Electrician in Newham.
Employed engineers from an NICEIC Approved Contractor, upgrading fire alarms in Stratford, East Ham and Forest Gate, repairing sheltered housing in East Ham and Manor Park, and testing rented homes for Newham’s licensing.

Our work in Newham
We work in Newham for two main contractors. For United Infrastructure, we are upgrading homes to LD1 fire alarms: 68 of the homes in that programme are in Newham postcodes. For Axis Europe, we carry out day-to-day electrical repairs in Anchor sheltered and retirement housing.
| Postcode district | Homes in our LD1 programme | Repair jobs |
|---|---|---|
| E15 (Stratford) | 33 | – |
| E6 (East Ham, Beckton) | 23 | 32 |
| E7 (Forest Gate) | 12 | – |
| E12 (Manor Park) | – | 14 |
| E13 (Plaistow) | – | 7 |
| E16 (Canning Town) | – | 2 |
| Total | 68 | 55 |
LD1 figures are homes taken on in the programme, from our job system. Repair figures are jobs logged in our job system from July 2025 to May 2026, including visits where there was no access. Postcodes do not follow borough boundaries, so we show postcode districts, not borough totals.
LD1 fire alarm upgrades in Stratford, East Ham and Forest Gate
Since April 2026 we have taken on 346 homes for LD1 upgrades across east London for United Infrastructure. 68 of them are in E15, E6 and E7. The programme is still running, so some of these homes are finished and others are in progress or booked. Each home gets detection in every area where a fire could start, which is what LD1 means under BS 5839-6.
We have worked for United Infrastructure across east London since June 2024. See the east London LD1 programme, Aico smoke alarms and fire alarm installation. Most of the programme is next door in Waltham Forest: see our work in Walthamstow and an LD1 upgrade at a sheltered scheme there.
Repairs in sheltered housing: East Ham, Manor Park, Plaistow and Canning Town
From July 2025 to May 2026 our job system logged 55 repair jobs for Axis Europe at Anchor schemes in four Newham postcode districts. This is what they were:
| Postcode district | Jobs | Lighting | Other repairs | EICRs | No electrical repair, no access or no detail |
|---|---|---|---|---|---|
| E6 | 32 | 12 | 8 | 2 | 10 |
| E12 | 14 | 3 | 7 | 1 | 3 |
| E13 | 7 | 4 | 2 | 0 | 1 |
| E16 | 2 | 1 | 0 | 1 | 0 |
| Total | 55 | 20 | 17 | 4 | 14 |
- Lighting: 20 jobs. Kitchen and lounge lights, pendants, a shaver light, and four jobs on communal lights.
- Other repairs: 17 jobs. Three light switches, four extractor fans, three shower call-outs, three heating and hot water jobs, two hobs, a doorbell and a time switch.
- EICRs: four, including one on an empty flat between tenants.
- No electrical repair, no access or no detail: 14. Two needed no work, two were no-access visits, two were not electrical repairs and eight have no notes of the work.
One of the 55 was raised as an emergency job. See our sheltered housing repairs for the whole programme.
Real jobs, real faults
- E13, August 2025: the lights tripped, but only when the kitchen light was switched on. Our engineer took down and checked the fittings in four rooms. The parts inside the old kitchen light were failing, so we replaced the fitting.
- E6, December 2025: lights were off in a flat. We took down several fittings to find the fault, replaced the kitchen light and ran a new feed from the fuse board. The lights came back on.
- E6, January 2026: water had damaged four lights in a flat. We fitted four new ones. See water coming through a light fitting.
- E12, January 2026: the hot water had stopped, and the immersion thermostat was tripping the circuit. We fitted a new cylinder thermostat and the hot water came back. See immersion heater not working.
When the lights trip, the cause can be one failing fitting, as it was in E13. Read lights not working and RCD keeps tripping before you call.

| Census 2021, Newham | Share of households |
|---|---|
| Rented privately | 38.5% |
| Owner-occupied | 30.8% |
| Rented from the council or a housing association | 28.0% |

| Live in a flat or maisonette | 52.7% |
Census 2021, 115,511 households.
Licensing for Newham landlords
The council says Newham has licensed private rented homes since January 2013. The current designations were made on 22 June 2022.
| Scheme | Covers | Dates |
|---|---|---|
| Selective licensing | Privately rented homes in 22 of 24 wards (not Royal Victoria or Stratford Olympic Park) | 1 June 2023 to 31 May 2028 |
| Additional HMO licensing | Homes let to 3 or more people from 2 or more households, in the same 22 wards | 1 January 2023 to 31 December 2027 |
What the council asks for. The council’s landlord guide and licence conditions cover:
- an EICR: the application asks if you have one, with the inspection date and the next due date, and asks you to upload it;
- a satisfactory EICR under selective licence condition 22, with a copy to the council within 28 days if it asks;
- an electrical appliance test report for appliances you provide, under condition 21 (see PAT testing); and
- a fire alarm or emergency lighting test certificate if the property has a mains-wired interlinked system.
We can do all of these on one visit (see emergency lighting testing). The additional HMO scheme ends on 31 December 2027. Check with the council what applies after that.
The law on EICRs. Under regulation 3 of the Electrical Safety Standards in the Private Rented Sector and Social Rented Sector (England) Regulations 2020, a landlord must have the installation inspected and tested “at intervals of no more than 5 years”, give each tenant a copy within 28 days, give the council a copy within 7 days if asked, and have remedial work done within 28 days, or sooner if the report says so. See what an EICR checks and electricians for landlords.
Landlord EICR prices
| Property | Landlord EICR (plus VAT) |
|---|---|
| Studio or 1-bed | £130 |
| 2-bed | £155 |
| 3-bed | £180 |

Subject to survey; we confirm the price before booking. Any remedial work is quoted separately, with the report. See how much an EICR costs.

Questions about Newham
Do I need a licence to rent out a home in Newham?
In most of the borough, yes. Selective licensing covers privately rented homes in 22 of Newham’s 24 wards until 31 May 2028. Additional HMO licensing covers homes shared by three or more people from two or more households until 31 December 2027. Royal Victoria and Stratford Olympic Park wards are outside both designations. Check your address with the council.
Does Newham ask for an EICR?
Yes. The licence application asks whether you have an electrical installation condition report (EICR), with its dates and a copy. The selective licence conditions say you must hold a satisfactory EICR and send a copy to the council within 28 days if asked.
How much is a landlord EICR in Newham?
From £130 plus VAT for a studio or 1-bed flat, £155 for a 2-bed and £180 for a 3-bed. HMOs are from £290 plus VAT. Any remedial work is quoted separately, with the report.
Are you an emergency electrician in Newham?
Phones are answered 7am to 10pm, seven days a week. Call 01727 238 999 and we will tell you honestly when an engineer can be with you. We are not a 24-hour service.
What is an LD1 fire alarm?
LD1 is the “high protection” category of home fire detection in BS 5839-6. It puts detectors in every area where a fire could start, not just the hallway and landing. See fire alarm grades LD1, LD2 and LD3.
