Responsive electrical repairs for housing providers
Day-to-day electrical repairs in homes and communal areas: called in through your system, fixed, photographed, and followed up properly.

Most of what keeps a block of flats or a sheltered scheme running isn’t big projects. It’s the light that’s gone in a resident’s kitchen, the stairwell fitting that’s flickering, a storage heater that’s stopped, a pull cord that’s snapped. We do that work every day.
Since July 2025 our engineers have completed more than 2,700 responsive repair jobs at over 2,000 homes and communal areas working for Axis Europe on Anchor’s repairs contract in sheltered and retirement housing, across Hertfordshire, Bedfordshire, Buckinghamshire, Essex, Cambridgeshire, Suffolk and London.
What we’re called for most
Counted from our job records, July 2025 to August 2026 (some jobs cover more than one thing):
- Lighting: about 930 jobs. Kitchen and bathroom fittings, ceiling roses, LED replacements, and communal and stairwell lights. See lights flickering.
- Sockets, switches and spurs: about 630. Broken or loose faceplates, new spurs, fused connection units. See plug socket not working.
- Testing and inspections: about 390, including EICRs and post-repair test certificates. See EICR testing.
- Extractor fans: about 250. Overhauls and replacements. See extractor fan not working.
- Fault finding: about 220. Tripping circuits and loss of power. See RCD keeps tripping and no power.
- Storage heaters: about 210, serviced or replaced. See storage heater replacement.
- Smoke, heat and carbon monoxide alarms: about 160. See smoke alarm beeping.
- Hot water: about 120 immersion heater repairs. See immersion heater not working.
- Showers: about 80. See electric shower not working.
- Outside lighting: about 80, including PIR lights and estate lamp posts.
How we work on a repairs contract
- Jobs come through your system. We work from your portal or job tickets, with your reference on every job, and price to your schedule of rates.
- We call from site. Engineers ring the office while they’re there, so residents can be contacted and follow-on visits booked on the spot.
- Follow-ons and materials. If parts are needed, they’re ordered from site and the return visit is booked with an ETA, not left open.
- No access is recorded, with the time and reason, and rebooked.
- Photo reports record the work, and work that needs it gets a test certificate.
- Health and safety: safe isolation before work, with risk assessments and method statements on file.
Sheltered and retirement housing
Older residents, alarm systems and communal areas change how the work is done. Things we see a lot of:
- Communal areas: stairwell and corridor lighting, laundry rooms and guest rooms (about 260 jobs).
- Pull cords and shaver lights in bathrooms (around 90 between them).
- Storage heaters and immersion heaters, because many of these flats are heated electrically.
- Estate lamp posts and external PIR lighting.
Alongside responsive work we carry out EICR programmes, LD1 and LD2 alarm upgrades, storage heater replacements and emergency lighting testing. See also housing providers and block and estate managers.

We record the no-access visit with the time and reason, report it straight away, and rebook it.
