Commercial electrical maintenance
All your electrical testing, servicing and repairs on one schedule, with one contractor and one set of records. Send us your current contract and we’ll try to beat it.

A commercial electrical maintenance contract puts all your electrical testing, servicing and repairs with one contractor, on one schedule, with one set of records. It’s how offices, schools, care homes, places of worship and landlords of commercial buildings stay compliant without chasing five different firms.
What a maintenance contract can cover
- Fixed wire testing (EICR) and the remedial works it finds
- Emergency lighting monthly and annual tests, with certificates
- Fire alarm servicing
- PAT testing
- CCTV, access control and door entry
- Data networks and Wi-Fi
- Reactive call-outs when something fails
The testing schedule
These are the intervals most commercial buildings work to. Your fire risk assessment, insurer or the previous report may set shorter ones.
| What | How often | Standard |
|---|---|---|
| Fixed wire testing (EICR) | At least every 5 years for offices, shops, schools and care homes; 3 years for industrial units | IET Guidance Note 3 (recommended) |
| Emergency lighting | Monthly function test; annual full-duration test | BS 5266-1 |
| Fire alarm system | Weekly call-point test by you; service at least every 6 months | BS 5839-1 |
| Portable appliances | Depends on the equipment and environment | HSE guidance |
| RCDs | Test button every six months | BS 7671 |
Why one contractor works better
- One schedule. We tell you when each test is due, instead of you chasing certificates.
- One set of records for every site, ready for your insurer, fire risk assessor or auditor.
- Faults fixed by the people who found them, without a second contractor learning the building.
- One point of contact for planned and reactive work.
We are NICEIC approved and ECA members, and hold CHAS, SafeContractor and Constructionline, so your facilities team or main contractor doesn’t have to vet us from scratch. Our engineers are employed by SEG, not a chain of subcontractors.
Switching to us
- Send us what you have now: your current contract, schedule or last certificates.
- We compare price, response and what’s covered, and tell you honestly if we can do better.
- We take over the records, set up the schedule and book the first visits around your business.
For schools there is a dedicated page: school electrical maintenance. For the wider picture see commercial electrical services.
Maintenance contracts: questions we’re asked
What does a commercial electrical maintenance contract cover?
It can cover everything that has a testing interval or needs looking after: fixed wire testing, emergency lighting tests, fire alarm servicing, PAT testing, CCTV, access control and door entry, data networks and Wi-Fi, plus reactive call-outs. You choose what goes in it.
Can you take over from our current contractor?
Yes. Send us your current contract or schedule and we’ll see if we can beat it, on price, on response, or on what’s covered. We pick up your existing records and certificates so nothing is lost in the handover.
How do we know the testing has been done?
Every visit is recorded, and you get the certificates and test results for each one. We tell you in advance when each test is due, so you’re never chasing us.
Do you offer planned and reactive maintenance?
Yes. Planned maintenance is the testing and servicing on a schedule. Reactive is when something fails. Most clients have both, with one point of contact.
What hours do you cover?
Our phones are answered 7am to 10pm, seven days a week. For emergencies in St Albans and the surrounding towns we aim to be on site within the hour, Monday to Friday, 8am to 5pm.

Need it done by a date?
