Our work in Southwark

From 3 February to 28 August 2026 our engineers completed 828 jobs at 821 addresses in and around Southwark for the main contractor Pilon. Each visit combined an Electrical Installation Condition Report (EICR) on the home with bringing its smoke and heat alarms up to an LD1 system. That is a real count from our job system, split by postcode district:

* 198 of the SE15 jobs were logged with the postcode district only. Postcodes do not follow borough lines: parts of SE5 and SE24 are in Lambeth, so we count by postcode, not by council.

So most of our Southwark work has been in Peckham and Camberwell, with a steady run of homes in East Dulwich, Herne Hill and Dulwich. Read how the programme was run in 828 homes in Southwark: EICR and LD1.

What the reports told us

We went back through a random sample of the paperwork: 31 EICRs and 28 alarm reports. Three things matter if you own or manage a home here:

  • Most wiring passed, but it is ageing. 26 of the 31 EICRs were satisfactory, yet the typical installation was around 30 years old.
  • Older protection is the norm. Type AC RCDs and no surge protection each turned up in 27 of the 31 homes. These are improvement items, not fails.
  • Not every home needs new alarms. In 7 of the 28 homes the existing alarms were in date and in the right places, so we serviced them instead.

The full write-up is in what we learned from 828 LD1 upgrades.

Why Southwark is a borough of blocks

Southwark Council says: “We’re the largest local authority landlord in London.” The 2021 Census shows what that means on the ground. More than a quarter of households rent from the council, and nearly two in three live in a purpose-built block of flats.

Census 2021Southwark households
Rent from the council27.1%
Rent from the council or a housing association39.7%
Rent privately28.7%
Own their home (outright or with a mortgage)28.9%
Live in a purpose-built block of flats64.4%

Blocks and estates mean shared risk: a fault or a fire in one flat can affect the neighbours. Social landlords in England must now have every home inspected at least every five years. For social tenancies granted before 1 December 2025, the first inspection must be done before 1 November 2026. See the social housing EICR deadline and our work for housing providers.

Licensing for Southwark landlords

  • Additional HMO licensing covers the whole borough, from 1 March 2022 to 1 March 2027. It catches smaller HMOs that mandatory licensing misses, including shared flats in purpose-built blocks.
  • Selective licensing, Designations 1 and 2: Champion Hill, Faraday, Goose Green, Newington and St Giles, from 1 March 2022 to 1 March 2027.
  • Selective licensing, Designations 3 and 4: 14 wards, from 1 November 2023 to 31 October 2028: Camberwell Green, Chaucer, Dulwich Hill, Dulwich Wood, London Bridge & West Bermondsey, North Walworth, Nunhead & Queen’s Road, Old Kent Road, Peckham, Peckham Rye, Rotherhithe, Rye Lane, South Bermondsey and Surrey Docks.
  • Electrical paperwork: under condition 4.1 of the council’s HMO licence conditions, the licence holder must give the council electrical safety certification “within seven days of demand”, and a copy of each inspection report within seven days of the inspection. Keep a current EICR on file so you can answer in time.

When we checked on 27 October 2026, the council had published nothing on renewing the schemes that end on 1 March 2027. We will update this page when it does.

Schemes change, so always check your address with the council before you apply.

Period homes and conservation areas

Away from the estates, about one Southwark household in five lives in a house, and nearly one in ten in a flat in a converted or shared house (Census 2021). The government’s planning data holds 56 conservation-area records for the borough. In an older house we check for things a modern installation would not have, such as rubber-insulated cable and lighting circuits with no earth, and we plan new cable routes so they do not spoil original features. See does my house need rewiring?

How SEGplc can help

We are an NICEIC Approved Contractor, and our engineers are directly employed. For homeowners in Dulwich, Herne Hill and East Dulwich we do EICRs, fuse boards, rewires, lighting and fault-finding. For landlords in Peckham, Camberwell and Bermondsey we do licensing EICRs, remedials and fire alarms. For housing providers and main contractors we run whole programmes, as we did for Pilon. See EICRs in London, landlords and fire alarm installation.

Questions about electricians in Southwark

Do you cover Peckham, Camberwell and Dulwich?

Yes. Between February and August 2026 we completed 828 jobs in and around Southwark, most of them in Peckham (SE15) and Camberwell (SE5), with more in East Dulwich, Herne Hill and Dulwich. Call with your postcode and we will give you a date.

Do I need a licence to let a home in Southwark?

Probably. Additional HMO licensing covers the whole borough until 1 March 2027, and selective licensing covers 19 wards, including Peckham, Rye Lane, Peckham Rye, Camberwell Green, Champion Hill, Goose Green, Dulwich Hill and Dulwich Wood. Check your address with the council.

Does Southwark ask for an EICR with a licence?

Its HMO licence conditions say the licence holder must give the council electrical safety certification within seven days of being asked, and send a copy of each inspection report within seven days of the inspection. Every privately rented home in England also needs an EICR at least every five years.

What is an LD1 fire alarm, and does my flat need one?

LD1 is the highest grade of fire alarm cover for a home: alarms on the escape routes and in every room where a fire could start. Housing providers often specify it. The right grade for your home depends on its layout and who lives there. See fire alarm grades.

How much is an EICR in Southwark?

The same as everywhere we work: a homeowner EICR on a 2-bed home is £186 inc VAT, and a landlord EICR on a 2-bed is £155 plus VAT. See the price table above.

Do you do emergency call-outs in Southwark?

Our phones are answered 7am to 10pm, seven days a week. Call 01727 238 999 and we will tell you honestly when an engineer can be with you.
