Electrician in Hackney.
Employed engineers from an NICEIC Approved Contractor, working in Stoke Newington, Clapton, Dalston and Homerton, with 270 jobs in Hackney postcodes and EICRs for the borough’s new licensing schemes.

Our work in Hackney
From July 2025 to June 2026 our job system logged 270 jobs at 204 addresses in N16, E5, E8 and E9 postcodes. That is a real count, not a marketing figure. All of them are day-to-day repairs in Anchor sheltered and retirement housing, for Axis Europe.
| Postcode district | Jobs | Addresses | Lighting jobs |
|---|---|---|---|
| N16 (Stoke Newington, Stamford Hill) | 147 | 97 | 70 |
| E5 (Clapton) | 52 | 46 | 23 |
| E8 (Dalston, Hackney Central, Haggerston) | 47 | 39 | 24 |
| E9 (Homerton, Hackney Wick) | 24 | 22 | 14 |
| Total | 270 | 204 | 131 |
Postcodes do not follow borough boundaries, so we show postcode districts, not borough totals.
What the jobs were:
- Lighting, by far the biggest share: 131 of the 270 jobs. Kitchen and bathroom lights, pendants and lamp holders, PIR sensors, and 29 jobs on communal corridors, stairwells and bin stores.
- Sockets, switches and spurs: 27 jobs replacing sockets, fused spurs, light switches and ceiling pull cords.
- Tripping and fault-finding: 13 jobs, 11 of them in N16. They included RCDs tripping, a faulty RCD and a loose connection in a spur.
- EICRs: 10 for Axis Europe between September and November 2025, plus 13 EICRs at 13 homes in E9 for a housing contractor in November and December 2024.
Thirteen of the repairs were raised as emergency jobs. See our sheltered housing repairs for the full programme.
Real jobs, real faults
- N16, September 2025: an oven tripped the RCD every time it was switched on. We dropped the cooker switch and tested the circuit: it was fine. The oven had an earth fault, so the answer was a new oven, not new wiring.
- N16, November 2025: a cooker would not run. Our engineer upgraded the RCD from 63A to 80A, and the cooker worked.
- N16, January 2026: sockets kept tripping the RCD. Testing found a faulty leg of the circuit, which was disconnected, and four sockets were replaced.
- E8, autumn 2025: a new metal-clad consumer unit with surge protection, a replacement double socket and two spurs, an EICR and building regulations notification, all on one job. See consumer unit replacement.
Tripping is often an appliance, not the wiring. Read RCD keeps tripping before you call.
Hackney’s homes
Four in five Hackney households live in a flat, and two in five rent from the council or a housing association. That means a lot of blocks with communal lighting, landlord supplies and shared plant, and a lot of converted Victorian houses with older wiring. Nearly one household in six lives in a flat in a converted or shared house.
| Census 2021, Hackney | Share of households |
|---|---|
| Flats and maisonettes | 80.9% |
| Flats in converted or shared houses | 15.5% |
| Rented from the council or a housing association | 40.5% |
| Rented privately | 32.2% |
| Owner-occupied | 24.6% |
Hackney has 35 conservation areas, from Clapton Square and Clissold Park, among the first designated in 1969, to more recent additions. In a period house we plan cable routes and fittings around the building, and tell you before we start if any part of the work may need consent.
Licensing for Hackney landlords
Hackney’s earlier consultation, reported in January 2018, proposed selective licensing for just three wards: Brownswood, Cazenove and Stoke Newington. The new designations go much further. Applications opened on 1 March 2026, and both schemes came into force on 1 May 2026.
| Scheme | Covers | Dates |
|---|---|---|
| Selective licensing | Privately rented homes in 17 wards (list below) | 1 May 2026 to 30 April 2031 |
| Additional HMO licensing | The whole borough: homes shared by 3 or 4 people from 2 or more households who share a kitchen or bathroom | 1 May 2026 to 30 April 2031 |
The 17 selective wards: Brownswood, Cazenove, Clissold, Dalston, De Beauvoir, Hackney Central, Hackney Downs, Hackney Wick, Homerton, King’s Park, Lea Bridge, London Fields, Shacklewell, Springfield, Stamford Hill West, Stoke Newington and Victoria.
What the council asks for. Its property licensing page lists the documents you need before you apply. The electrical ones are:
- an electrical installation condition report (EICR);
- for HMOs, a BS test report for any fire alarm system; and
- for HMOs, a BS test report for any emergency lighting system.
We can do all three on one visit. See fire alarms and emergency lighting testing. Licence fees cover up to five years from the date the licence is issued.
The law on EICRs. Under regulation 3 of the Electrical Safety Standards in the Private Rented Sector and Social Rented Sector (England) Regulations 2020, a landlord must have the installation inspected and tested “at intervals of no more than 5 years”, give each tenant a copy within 28 days, and have any remedial work done within 28 days, or sooner if the report says so. See what an EICR checks and electricians for landlords.
The council’s checklist page was last updated in June 2019, before the 2026 schemes. Schemes and checklists change, so always check with the council before you apply.
Landlord EICR prices
| Property | Landlord EICR (plus VAT) |
|---|---|
| Studio or 1-bed | £130 |
| 2-bed | £155 |

| 4-bed | £215 |
| 5+ bed | from £265 |

Subject to survey; we confirm the price before booking. Any remedial work is quoted separately, with the report. See how much an EICR costs.
How SEGplc can help
Our engineers are employed by SEG and we are an NICEIC Approved Contractor. We are dispatched from SEG House in Chiswell Green, St Albans, and plan London jobs by area, so you get a fixed appointment and an engineer who knows the area. Every job is photographed, and you get certificates you can file with your licence application.
Landlords and agents with several Hackney lets can ask about programme rates for EICRs. Block managers, see block and estate managers. Nearby: Islington, Haringey and Camden, or see everywhere we have worked.
Questions about Hackney
Do I need an EICR to license a rented home in Hackney?
The council’s property licensing page lists an electrical installation condition report (EICR) among the documents you need before you apply, for both selective and HMO licences. Separately, the law says every privately rented home in England needs one at least every five years.
Which Hackney wards need a selective licence?
Seventeen: Brownswood, Cazenove, Clissold, Dalston, De Beauvoir, Hackney Central, Hackney Downs, Hackney Wick, Homerton, King’s Park, Lea Bridge, London Fields, Shacklewell, Springfield, Stamford Hill West, Stoke Newington and Victoria. The scheme runs from 1 May 2026 to 30 April 2031. Check your address with the council.
How much is a landlord EICR in Hackney?
From £130 plus VAT for a studio or 1-bed flat, £155 for a 2-bed and £180 for a 3-bed. HMOs are from £290 plus VAT. Any remedial work is quoted separately, with the report.
Do you cover Stoke Newington, Dalston and Clapton?
Yes. Since July 2025 our job system has logged 147 jobs in N16, 52 in E5, 47 in E8 and 24 in E9. Call with your postcode and we will give you a date.
Are you an emergency electrician in Hackney?
Phones are answered 7am to 10pm, seven days a week. Call 01727 238 999 and we will tell you honestly when an engineer can be with you. We are not a 24-hour service.
My RCD keeps tripping. Is it the wiring?
Not always. In one N16 flat the oven tripped the RCD every time it was switched on; the circuit tested fine and the fault was in the oven itself. See RCD keeps tripping for the checks you can do first.
