280 blocks of flats in Stevenage.

Door entry, lighting, containment and landlord supplies across Stevenage Borough Council blocks, for Mulalley and Wates, since 2019.

Landing in a Stevenage block of flats with new trunking and lighting by SEG

We have worked on more than 280 blocks of flats in Stevenage: 241 for Mulalley since December 2019 and 46 for Wates, all Stevenage Borough Council homes, on about 70 streets. On top of the blocks, we fitted new extractor fans in 440 council homes under the Social Housing Decarbonisation Fund, and tested and repaired more than 200 empty homes before they were re-let. The work is still going in 2026.

What we do in each block

  • Survey before anything is ordered: light, panel and fire switch positions, containment routes, core holes, and any asbestos to avoid.
  • Containment: twin-compartment trunking in stairwells, galvanised conduit outside, and fire-stopping put back where we pass through compartment walls.
  • Door entry and access control: entrance panels, fob readers, push-to-exit buttons, maglocks, the fire service switch and a handset in every flat.
  • Communal and emergency lighting in stairwells, landings and outside, with emergency lighting certificates.
  • Communal boards and landlord supplies: new boards with every circuit labelled, and supply and earthing upgrades where needed.
  • Paperwork: installation certificates, circuit charts, O&M information and dated photo audits for every block.

Stevenage in numbers

  • 280+ blocks of flats on about 70 streets, for Mulalley and Wates
  • About 190 blocks with new door entry, and more than 100 with new emergency lighting
  • Seven high-rise blocks with LD1 fire and carbon monoxide detection in every flat
  • 440 homes with new extractor fans (SHDF), and 200+ empty homes tested and repaired
  • Work in Stevenage every year from 2019 to 2026

Sheltered housing blocks

In the council’s sheltered blocks we renewed the communal lighting with Tamlite LED panels on motion sensors, as part of the communal heating works (read the case study): 76 fittings at Grosvenor Court, 50 at Pinewoods Court, 44 at Pitt Court, 34 at Truro Court (Canterbury Way) and 70 at Norman Court, then Silkin Court for Wates, with emergency packs in more than half. The lights rest at 10% and come up to full brightness as residents walk through. At Truro Court we also did the door entry with a fire service switch, external lighting, lightning protection, the plant-room electrics and a temporary supply for the hoist.

High-rise blocks

For the high-rise sprinkler programme we fitted LD1 fire and carbon monoxide detection in every flat at Brent Court and Harrow Court (103 flats each), Shaftesbury Court and Gladstone Court (48 flats each), and The Towers, High Plash and Highcroft (50 flats each). Read the case study, or about LD1, LD2 and LD3 fire alarm grades.

Case study: Minehead Way

At 81–86 Minehead Way in 2026 we did the lot: twin-compartment trunking, galvanised conduit, fire pillows, low smoke cabling, wall-mounted lighting under asbestos ceilings, and a door entry system wired to every flat. Read the Minehead Way case study.

Extractor fans in 440 homes (SHDF)

For Wates, under Waves 1 and 2 of the Social Housing Decarbonisation Fund (April 2023 to April 2025), we fitted new kitchen and bathroom extractor fans in 440 Stevenage council homes, with new consumer units and RCD upgrades where they were needed. The busiest streets were Penn Road, Broadwater Crescent, Walden End, Valley Way, Buckthorn Avenue and Bedwell Crescent. Read the SHDF project.

Questions we’re asked

How many blocks have you worked on in Stevenage?

More than 280 blocks of flats on about 70 streets, for Mulalley and Wates on Stevenage Borough Council's homes, from 2019 to 2026.

What do you do in each block?

Usually the survey, containment, door entry and access control, communal and emergency lighting, a new communal board or landlord supply, and the certificates and O&M information.

Do you work on high-rise and sheltered blocks?

Yes. We fitted LD1 fire and CO detection in every flat at seven high-rise blocks, and renewed the communal lighting in six sheltered schemes: Grosvenor Court, Pinewoods Court, Pitt Court, Truro Court, Norman Court and Silkin Court.

Do you work in individual council homes too?

Yes. We fitted extractor fans in 440 Stevenage homes under the Social Housing Decarbonisation Fund, and tested and repaired more than 200 empty homes before re-letting.

Can you take on a programme for a housing provider or main contractor?

Yes. We survey, programme the blocks, keep residents informed, and hand over certificates and photo audits block by block.
