- Communal electrical upgrades
Communal electrical upgrades in 178 Stevenage blocks.
New landlord boards, containment, lighting and emergency lighting, block by block, with residents at home, since 2019.

Since 2019 we have renewed the communal electrics in 178 blocks of flats in Stevenage for Mulalley, on Stevenage Borough Council’s major works programme. Each block gets the same thing: a survey, new containment, a new landlord board, new lighting and emergency lighting, and a full set of certificates.
What a block gets
- Survey and marked-up photos of the routes, light positions and any core holes, agreed before work starts.
- New containment on every floor: trunking and conduit, with fire stopping wherever it passes through a fire-resisting wall or floor.
- A new landlord board with every circuit labelled, a lockable main isolator, and earthing brought up to date.
- Lighting and emergency lighting in the stairs, landings and outside, with key switches to test it: nearly 2,000 Designplan fittings across the programme.
- Fused spurs for the door entry, the TV aerial system and any automatic doors, and a cleaner’s socket.
- Paperwork: installation certificate, circuit chart, emergency lighting certificate and log, lighting ID, Part P notification, O&M information, and a dated photo audit.

The landlord supply
The heart of every block is a new landlord board: one circuit each for the internal lights, external lights, emergency lighting, door entry, TV aerial system, cleaner’s socket and automatic doors, all labelled and listed on a circuit chart left on the wall. In older blocks the earthing often needs upgrading too; on Grace Way we upgraded the earthing in twelve blocks as part of the works.

Containment and fire stopping
Residents live in the blocks while we work, and the stairs are their escape route. So the containment goes in first, neatly and close to the ceiling line; every hole through a fire-resisting wall or floor is sealed the same day; and where a ceiling contains asbestos, nothing is fixed to it and the lights go on the walls. See the Minehead Way case study for a block where we did exactly that.

Questions we’re asked
What is a landlord supply?
The electricity supply and board that serve the shared parts of a block: stair lighting, emergency lighting, door entry, TV aerial system and cleaners' sockets. It is separate from each flat's supply.
Can residents stay in while you work?
Yes. The blocks stay occupied throughout. We keep the stairs clear and lit, seal any fire stopping the same day, and tell residents before power is switched off.
What certificates do you hand over?
An electrical installation certificate, circuit chart, emergency lighting certificate and log, lighting identification, Part P notification, O&M information and a dated photo audit.
Do you upgrade the earthing?
Where it is needed. On Grace Way we upgraded the earthing in twelve blocks as part of the communal works.
How many Stevenage blocks have had a communal upgrade from you?
178 for Mulalley since 2019, and more for Wates. See the full list on our Stevenage blocks of flats page.
