Clearing old electrics for the plumbers, then a fault-find, at a Hampstead office.

We stripped out redundant services so a law firm’s plumbing work could go ahead, then came back to trace sockets that were tripping the board.

The office distribution board, opened up for testing

A law firm’s office in Hampstead was having plumbing work done and needed redundant electrics cleared out of the way first. On a return visit, some sockets were tripping the board.

What we found

  • Redundant services in a cupboard: an old alarm and its switch, a double socket and the switch for a water heater
  • A 6mm² supply on a 32A breaker that fed the old water heater
  • On the return visit: an insulation resistance fault between the board and the first socket on the tripping circuit
  • The board’s RCD main switch failed its test

What we did

  • First visit: removed the redundant alarm, switches and socket, took the water heater supply out of the board and made all the dead cables safe, ready for the plumbers
  • Return visit: refitted the cupboard cut-outs and removed power that was no longer needed there
  • Tested the tripping circuit, disconnected the faulty section and made it safe
  • Replaced a grommet strip in the board with a fire-sealed grommet
  • Checked all the other circuits were working correctly
  • Recommended a new board with RCBOs, so each circuit has its own protection, and a short run of trunking to re-feed the socket that lost power

Equipment used

  • Kewtech KT63DL multifunction tester
