An EICR in Rickmansworth that found a connection starting to burn.
A homeowner booked a routine EICR. Our engineer found the immersion heater's line connection starting to burn and its earth fallen out, fixed both on the spot, and walked the customer through everything else.

A homeowner in Rickmansworth booked an EICR on their house. They wanted to know what condition the wiring was in and how much, if anything, needed doing.

What we found
- At the immersion heater, the earth conductor had come out of its terminal and a loose line connection was starting to burn
- An open-circuit neutral on the kitchen ring, found on the end-to-end continuity test
- Exposed live joints under a kitchen cabinet
- Low insulation resistance readings on seven circuits, including lighting, the hob and the cooker
- A broken socket on the landing and a missing dimmer switch in the living room
- The bathroom extractor fan and the front porch light not securely fixed
- Two garage fluorescent fittings missing their covers, and three downlights not working
What we did
- Inspected the house room by room, then tested every circuit: earth loop and fault current, RCD trip times, end-to-end continuity on all four rings and insulation resistance
- Re-terminated the immersion heater's line and earth connections on the spot, then retested them with a good result
- Checked the loft for damaged cables (much of it is boarded, and nothing obvious was found)
- Walked the customer through every finding before leaving, with a photo report of each observation
- Recommended the remedials (make the kitchen joint safe, trace the kitchen ring fault, replace the under-cabinet and garage tubes, and a new consumer unit) and, because of the low readings on seven circuits, a partial or full rewire, which the customer wants a quote for
Equipment used
- Kewtech KT63DL multifunction tester
Paperwork: Electrical Installation Condition Report (EICR) with a photo report of every observation.
