Adamson Court, Kempston, Bedford
A block of about 94 flats was being clad in external wall insulation as part of a Social Housing Decarbonisation Fund (SHDF) project. Between June and November 2024 we carried out 120 jobs there for Novus.
- Ready for the insulation: we moved 8 fireman’s switches out from the wall so they would sit flush with the new insulation.
- EICRs on every flat, covering both consumer units in each one (a peak board and an off-peak board for the storage heaters), followed by remedial visits where the reports needed them.
- Communal areas: we traced a socket ring with an insulation fault, partly rewired the reception lighting after finding a broken earth conductor, and replaced damaged connector blocks in an intake cupboard. The communal EICR was completed with every remedial done.
- Car ports and outside: 20 emergency lights with microwave sensors, two in each of the 10 bays, run in galvanised conduit; 6 PIR floodlights; and 9 more emergency lights over the communal doors.
- In the flats: extractor fans with torn ducting replaced, Aico alarm upgrades and an immersion time clock.

Huntingdonshire and Peterborough SHDF programme
Between 9 March and 17 April 2026, three of our engineers worked through 136 homes in villages and towns around Huntingdon and Peterborough for Novus: Elton, Huntingdon, Holme, Spaldwick, Stibbington, Kimbolton, Woodwalton, Ramsey Mereside, Woodhurst, Leighton Bromswold, Hamerton, Great Gidding, St Neots and more. Most of the homes were houses and bungalows, many all-electric and many with solar panels.
- New consumer units: metal boards with an RCBO on every circuit, Type 2 surge protection, a 100A isolator ahead of the board and the solar PV on its own protective device. Every board got an Electrical Installation Certificate and Part P notification. See consumer unit replacement.
- Aico alarms to BS 5839-6 Grade D1, LD2 as a minimum: optical alarms in living rooms, multi-sensors in halls and landings, heat or heat-and-CO alarms in kitchens, and an extra alarm in the loft where there is solar PV, all radio-linked. Alarms for residents with hearing loss were offered too. See LD1, LD2 and LD3.
- In-date alarms kept: where the existing Aico alarms were in date, we serviced and kept them rather than replacing them.
- EICR follow-up: C1 and C2 items from the existing reports put right, fluorescent fittings on alarm circuits swapped for LED, and damaged accessories replaced.
- Care in occupied homes: asbestos checked before work, refusals and no-access visits recorded and rebooked, and a handover pack for every home: certificates, alarm certificate, AudioLINK report and before-and-after report.

More work for Novus
In Welwyn Garden City we have wired 218 bathroom and 109 kitchen upgrades and taken solar panels off and refitted them on 21 homes being re-roofed. See kitchen and bathroom electrics and solar panel removal and reinstall.

Questions
What electrical work does an SHDF retrofit need?
On these two projects: new consumer units with RCBOs and surge protection, upgraded smoke, heat and CO alarms, extractor fans and ducting, and moving external fittings such as fireman’s switches and lights so they sit on the new wall insulation. Every home gets the certificates to match.
Do you work for retrofit main contractors?
Yes. We worked for Novus on both projects, and we run programmes for other main contractors too. See housing providers.
Can you work in occupied homes?
Yes. We check for asbestos before starting, book visits around residents, keep in-date alarms rather than replacing them, record refusals and no-access visits, and leave each home with its paperwork.
